The NYCHA Farragut Houses development consists of 10 residential buildings with a 1,600 HP central boiler plant located in Building 10. Our installation of boilers and water heaters assisted Farragut Houses in complying with Local Law 97 energy efficiency and greenhouse gas emission limits. All work was performed in an active development and in active boiler and mechanical rooms with minimal impact to the residents and the daily operations of the NYCHA facility.
Our work included the replacement of the entire boiler room and the installation of gas fired hot water heaters in all ten buildings – requiring a complete temporary boiler plant in addition to temporary hot water for all buildings. Steam and condensate piping for heat and hot water was distributed to all ten buildings through underground piping. All mechanical, plumbing, general contracting, slab replacement, abatement, site civil, trenching, buried piping, structural steel, painting, electrical, HVAC, controls and instrumentation, and BMS work was phased to allow for the continuous operation of the heating and hot water systems at the development.
General contracting work included:
● Installation of temporary shoring for the boiler plant partial roof slab removal and reconstruction;
● Installation of a new elevated steel roof structure at the location above the roof opening;
● Excavation and removal of two 10,000 gallon underground fuel oil storage tanks and contaminated soil adjacent to active high pressure gas services;
● New soil backfill and new reinforced concrete retaining walls, walkways and fences;
● Excavation and restoration for gas distribution piping;
● Installation of new gas meter pads and fence enclosures;
● Demolition and replacement of all structural reinforced concrete mechanical room slabs, underground piping utilities and associated shoring of adjacent structures;
● Installation of concrete equipment pads for over 30 high efficiency boilers for domestic hot water, 20 condensate/vacuum pumps, and three central plant steam heating boilers; coordination and supervision of subcontractors installing electrical, structural steel, roofing, roof bulkhead, fence, platforms, steel staircases, welded SS chimney liner, exterior SS hot water heater flue, insulation, fencing, fireproofing, resinous flooring systems and paint.
